1. Start with a feasibility study

Before buying land or hiring an architect, test whether your area needs another school. Look at the number of families with young children, the fees and seat availability of nearby schools, and what parents say is missing. A good study tells you the right board, size and fee band, and gives you a financial model for the next ten years.

2. Set up the right legal entity

Schools in India must be run on a not-for-profit basis, typically through a registered trust, society or Section 8 company. The choice affects governance, tax treatment and how easily you can add campuses later, so take advice early.

3. Secure state approvals

Every state has its own process. You will usually need permission or a no-objection certificate from the state education department, land-use clearance, an approved building plan and fire safety certification. These steps often take longer than founders expect, so they belong at the start of your plan, not the end.

  • State education department permission or NOC
  • Land-use conversion and building plan approval
  • Fire safety and structural stability certificates
  • Health, sanitation and drinking-water certificates

4. Apply for CBSE affiliation

CBSE accepts affiliation applications online during set windows each year. The board checks land documents, infrastructure, staff qualifications, fee structure and safety compliance, and conducts an inspection. Many new schools begin at pre-primary and primary level under state recognition and apply for CBSE affiliation as they approach the middle grades.

5. Build the team and fill the first batch

Hire your principal six to nine months before opening, and teachers three to four months before. Start admissions marketing in the autumn before an April opening: parents decide early, and a strong first batch sets the tone for years.
